The Arizona State Land Department has announced plans to auction off nearly 300 acres of state owned land in the highly desirable Desert Ridge area of North Phoenix. The property totals approximately 294 acres and is located near 40th Street and Deer Valley Drive, an area that continues to see strong residential and commercial growth.
According to local news reports, the land is expected to go to auction sometime in the second quarter of next year, although an exact date has not yet been finalized. The auction is part of the state’s ongoing effort to generate revenue for public education and other beneficiaries through the sale of trust land.
The parcel is considered especially valuable due to its size and location. Desert Ridge has become one of the Valley’s most sought after communities thanks to its proximity to major employers, shopping and dining destinations, golf courses and easy freeway access. Large tracts of developable land in this area are becoming increasingly rare.
Reports indicate the land has been appraised at more than one hundred million dollars, with the appraised value serving as the minimum bid once the auction takes place. The land is already designated for residential use, which could allow a future buyer to move forward with development more efficiently.

This potential development comes at a time when Phoenix continues to experience strong housing demand. Projects of this scale can have a lasting impact on surrounding neighborhoods, local infrastructure and future home values.
While the final outcome of the auction remains to be seen, one thing is clear. The sale of nearly 300 acres of state land at Desert Ridge is a major real estate event and one that buyers, investors and local homeowners will want to keep an eye on as more details are released.
